This week’s top 5 housing market facts
1. Zoopla House Price Index shows low end price falls in last 3 months, in addition to high end prices falling year on year.

The key takeaway here is that new property listings are growing three times faster than new buyer enquiries. This is a leading indicator of the overall market tilting more in buyers favour, although with multiple exceptions based on region, property type and budget level. 2. May 2025 transaction volumes drop 13% on 2024.

It’s important to note the dramatic effect of the Stamp Duty increase on transaction volumes, causing a rush before the deadline, and a drop straight after. But taking that into account, these are disappointing numbers for the overall health of the market.
3. Household disposable income falls largest amount since 2023.
Real household disposable income per head is estimated to have fallen by 1.0% in Quarter 1 (Jan to Mar) 2025, down from a 1.8% rise in Quarter 4 2024 (Oct to Dec) 2024.

Important lead indicator of what’s happening to people’s budgets as the tax increases bite. This will be another downward pressure on house prices, if the trend continues.
4. Nationwide reports fastest house price falls since 2022 as they drop -0.8% in June

After Rightmove and the ONS both reported falling prices in June, now Nationwide joins in. This got crazy headlines, which was weird because when the ONS released a -2.8% drop a week earlier, no one noticed. Here’s my video on that:
5. Rayner's plan to build 180,000 social homes in next decade doesn’t touch the sides of the problem

In the 1950s, the UK government was building more social homes than this EVERY YEAR. This is a platitude that doesn’t touch the sides.
