My Thought of the Week: A shock.
Overvaluing by agents and/or home sellers is the biggest in a long list of reasons why it takes so long to sell a home, and why so many sales fall through.
I have been on a persistent drive to end the malpractice of overvaluing by agents to win business. All agents accept and admit that it happens, and most lay the blame at sellers’ doors saying that if they don’t tell sellers what they want to hear, they won’t get the business.
I have spent the last few weeks talking to dozens of agents about my ‘No Valuations’ process, and how it results in much faster sales, and almost no fall throughs.
Lots of intrigue and curiosity, lots of discussions. Lots of agreement with the concept.
But here’s the shock:
Some of the agents I’ve discussed it with have acknowledged that the concept is a logical no brainer, and that they can see how it reduces transaction times and fall through rates, and would thus be more profitable for them.
But, having considered it thoroughly, some of them have made the conscious decision not to pursue the no-valuations strategy, because, and I quote “our sellers are too stupid to understand it, they just want to be a told a number they like and they’ll sign up.”
They also think that, even with evidence of the better results, (and even having heard Carringtons estate agents talking first hand about the success of it) they would lose business to agents who keep overvaluing, so, they are going to keep overvaluing.
The shock to me is this:
That even though there are agents who acknowledge that overvaluing is killing transaction volumes, stretching deal times and causing fall throughs, they are choosing to continue doing it. “We aren’t interested in improving the industry, we just want to preserve our bottom line.”
Well, f*ck me. Even when they agree that this process is logical and makes sense, would be better for customers and more profitable etc, these particular agents won’t do it.
You know what? These are the agents that need to change, or go.
The ones who knowingly disadvantage their customers for their own bottom line, with absolutely no interest in improving customer service.
People’s life progress is at stake. These guys don’t care.
It’s all I can do to keep my mouth shut and not call them out.
Absolute parasites.
Thank god for the minority of really good agents who are a) intelligent enough and b) decent enough human beings to want to make a difference.
I want to make sure they get the benefits they deserve via the BestAgent platform.
