There may or may not be a 5 Fact Friday Video today, I am at an all day conference so not sure if or when I will get a chance, but I will if I can!
Welcome to your weekly briefing on important things affecting the housing market.
As a subscriber, the facts hit your inbox first. BUT it is always worth tuning into the live stream, as there may be a couple of last-minute additions.
Remember: If you’ve recently rented, bought or sold a home, please report your price to the BestAgent Public House Price Index.
This week’s top 5 housing market facts:
Almost all home buyers trying to gazunder

Budget “real household disposable income growth is projected to vanish over the next years.” https://www.bloomberg.com/news/articles/2025-11-26/here-are-the-main-winners-and-losers-of-the-uk-budget
The Mansion Tax is not newsworthy, because it will probably never happen, and is easily dodged. Stephanie Flanders and Merry Somerset-Webb explain 26m30s into this podcast why (and John Stepek gives a hint: fake granny flats) https://podcasts.apple.com/gb/podcast/uk-budget-special-what-will-it-cost-you/id1654809850?i=1000738683561
10 million workers will be dragged into a higher tax bracket by 2031. They make up more than 60% of First Time Buyers. The tax increase will hit budgets and borrowing levels by £10-£20k or 5% of house price budgets, according to the OBR. https://x.com/moving_charlie/status/1994089716250006010?s=20
Charlie's Thought of the Week:
Moving home is a pivotal and critical phase in anyone’s life. We need to do it whatever may be happening in the economy and politics. It’s incredibly important that the housing market functions as well as possible.
The government’s job is to improve that function and implement policies that help further, without interfering.
The damage done to people’s life plans, moves and estate agents businesses by the Chancellor’s casual attitude to ‘leaking’ possible budget measures on the housing market was both avoidable and serious.
I have never known a budget run-up create more uncertainty than this one.
The silver lining of the budget for the housing market is that there were no ham-fisted and clumsy measures implemented that would have caused disruption, and the moving marketplace can get back to business as usual now that the uncertainty has been lifted.
But just look at the damage it’s done, in the Zoopla graph out with their House Price Index today. You’re talking vast amounts of financial disruption to thousands of businesses. A net -8% drop in ‘Sales agreed’, and that’s not including the ones that were agreed but put on hold.
If moving is important, I wouldn’t delay, get back on it asap, before Christmas, because I anticipate a significant rush in the New Year.

Budget run-up uncertainty caused major disruption to the moving market
The Year-End Moves No One’s Watching
Markets don’t wait — and year-end waits even less.
In the final stretch, money rotates, funds window-dress, tax-loss selling meets bottom-fishing, and “Santa Rally” chatter turns into real tape. Most people notice after the move.
Elite Trade Club is your morning shortcut: a curated selection of the setups that still matter this year — the headlines that move stocks, catalysts on deck, and where smart money is positioning before New Year’s. One read. Five minutes. Actionable clarity.

Don’t get caught out with bad advice from untrustworthy brokers, always make sure you’ve chosen someone you really trust. If you’re having difficulty finding someone you completely trust, Charlie personally vouches for the brokers he works with as people who will put your long term interests first, helping you avoid the pitfall of bad advice from a broker who just wants their commission quick and leaves you hanging out to dry later down the line. Make sure you choose a conveyancer that you’re certain won’t let you down. If you can’t find one, you can have a no-obligation conversation with Charlie’s hand picked conveyancing partners here. Buyers: Get your Property Search Pack lined upThe number one cause of unnecessary delay in home transactions is delay in ordering the ‘Property Search Pack’ [link to search pack page] that’s required by all mortgage lenders before they will make their formal offer to allow you to proceed with your purchase. By offering to buy your search pack immediately if your offer is accepted, you’re showing your seller you’re serious and committed to the transaction. Sellers are more likely to accept an offer from you. Charlie’s Search Pack providers supply the fastest turnaround and the packs are fully compliant and can be used by any conveyancer. If they tell you otherwise, they’re not being straight with you. |
