Thought of the Week:

This week I coined a new term. House Price Boom-Mongers.

Also house price boom zombies. The undead cheerleaders who lap up the endless drip drip content pumped out by the boom-mongers. The useful idiots.

I don’t mean this as an insult. I have much loved friends and family who have been so completely brainwashed into believing that house prices simply cannot fall, ever, and if they are falling, then it’s happening to other unfortunates, and never them.

These individuals are incapable of the independent thought needed to see through wave after wave of house price propaganda. They walk among us. They work in banks, in estate agents, in housebuilders, and yes, in government.

An unkind but not unfair term would be “useful idiots”. Programmable zombies who will angrily defend rising house prices as if they were children, even when their own children have been priced out of home ownership, or at least priced out of ever owning a home like their parents have.

So they have fewer children. So the economy flails, as housing costs vacuum up ever-increasing quantities of disposable income with a noisy slurping sound, much like me with my cup of tea on the livestreams.

As my audience grows with hundreds of new additions each week, I see more and more of these victims, vocally defending house prices as if they are sacred.

One such follower on X appeared sincerely unable to comprehend the idea of saving and investing in any other way than property. “How can you save for your retirement if you don’t own a home?”

That is how utterly and completely effective the narrative of the last 40 years has been. It has groomed whole generations to think, nay believe, that they must put every penny they can muster into bricks and mortar, no matter what it takes.

It’s been breathtakingly effective, but it’s now over. The ship has sailed. The youngest home-buying generation are too late to the party they’ve watched their parents have. They are going to try to emulate it, and it’s going to be their financial downfall.

As far as my channel reaches, it isn’t far enough to save them from themselves.

I’ve had this extremely weird career, first in the city, then as a landlord, then as a car washing business owner, then as a software sales guy in property. I have had a disproportionately intense level of exposure to this marketplace for over 30 years now, which is why I can see it in ways many others appear unable to.

I can see the harm it’s doing at the individual level, the community level, and the societal level, and it’s heartbreaking.

It’s perhaps too stark a metaphor, but I have visions of wave after wave of soldiers climbing out of the trenches in World War I, all being mown down tragically in a hail of bullets.

That’s what I see happening to the financial futures of today’s young homeseekers as they lap up the dream propaganda, and sign their lives away on ever longer mortgages, of ever bigger multiples of their ever weaker salaries.

It’s oddly lonely. I have Stiggy for comfort, because it’s comforting to know I’m not alone in this view. But apart from him, I feel like a lone voice in this industry. But nonetheless compelled to keep going.

I only hope we get some form of change of government that takes its foot off the neck of the economy before it’s too late and all hope of prosperity is gone.

Jeez, I really have to cheer the fuck up!

Buyers: Get your Property Search Pack lined up

The number one cause of unnecessary delay in home transactions is delay in ordering the ‘Property Search Pack’ [link to search pack page] that’s required by all mortgage lenders before they will make their formal offer to allow you to proceed with your purchase. By offering to buy your search pack immediately if your offer is accepted, you’re showing your seller you’re serious and committed to the transaction. Sellers are more likely to accept an offer from you. Charlie’s Search Pack providers supply the fastest turnaround and the packs are fully compliant and can be used by any conveyancer. If they tell you otherwise, they’re not being straight with you.

First Time Buyer ‘First and Final’ Offer Email Template

Charlie has prepared a free-to-use email template for buyers using a mortgage to make their offers to agents. It’s been used over 17,000 times and improves your chances of having your offer accepted, especially if you’re competing with other buyers or making a particularly low offer. Copy and paste the text, personalise it and send it. Never offer by phone! Get the template

Cash Offer Email Template

Charlie has drafter an offer email template for cash buyers which you can use for free. Never offer by phone. Avoid negotiations. Find it here.
